• Riding memberships are valid from Opening Day through Closing Day of the designated riding season. Opening and closing dates are weather-dependent and determined by Gopher Dunes.
• Members receive 15% off most Pro Shop products. Members must notify staff of their membership before making a purchase to receive the discount. Exclusions apply, including but not limited to Orion, Trek, VP products, and dirt bike purchases.
• All annual riding membership purchases are final and non-refundable, subject to applicable law. Memberships may be revoked for failure to follow Gopher Dunes facility rules and policies.
• All members must check in at the Pro Shop before riding each day and must wear their designated riding wristband while on the property. Failure to check in or wear the required wristband may result in additional fees.
• Riding memberships do not include admission to all special events. Additional admission or gate fees may apply to certain events, including but not limited to the Pro National.
• All riders must wear the required safety equipment and follow all posted track rules and staff instructions.
• Memberships are valid only for the registered individual and cannot be shared or transferred to another person.
• Memberships do not guarantee daily access to all tracks and trails. Gopher Dunes reserves the right to close or restrict access due to weather, maintenance, scheduled events, safety concerns, or other operational requirements.

• Mini E-Bike Memberships are valid from Opening Day through Closing Day of the designated riding season. Opening and closing dates are weather-dependent and determined by Gopher Dunes.
• Mini E-Bike Memberships are valid for use on the designated Mini E-Bike/Stacyc Track only. This membership does not provide access to other motocross tracks or trails.
• All annual membership purchases are final and non-refundable, subject to applicable law. Membership privileges may be revoked for violating facility rules or policies.
• All members must check in at the Pro Shop before riding each day and wear their designated riding wristband. Failure to do so may result in additional fees.
• All minor riders must have a parent or responsible adult present on the property while riding. Parents/guardians are responsible for supervising their children and ensuring they follow all facility rules.
• All riders must wear the required safety equipment and follow all posted track rules and staff instructions.
• Memberships do not include admission to all special events. Additional gate or admission fees may apply to certain events, including the Pro National.
• Memberships are issued to one registered rider and cannot be shared or transferred.

• Seasonal Camping Memberships are valid from April 2027 through October 2027, subject to Gopher Dunes' seasonal opening and closing dates.
• Each membership is valid for ONE trailer or tent only. Additional vehicles or camping units may require separate fees or memberships.
• Camping spots are available on a first-come, first-served basis. Specific campsites are not guaranteed or reserved unless otherwise authorized by Gopher Dunes.
• All seasonal camping membership fees must be paid in full before bringing a trailer or camping unit onto the property. All membership purchases are final and non-refundable, subject to applicable law.
• All campers and guests must check in at the Pro Shop upon entering the property and follow all applicable admission procedures.
• Seasonal Camping Memberships cover camping privileges only. Daily spectator admission and riding fees are not included and must be purchased separately.
• Dumping of sewage, wastewater, garbage, or other waste anywhere on the property is strictly prohibited. A $200 fee will apply to anyone caught dumping illegally, in addition to any applicable cleanup costs.
• All pets must remain on a leash at all times while on the property. Owners are responsible for cleaning up after their pets and ensuring they do not disturb other guests.
• Campfires are permitted in raised fire pits only and must be attended at all times. All fires must comply with applicable fire restrictions and staff instructions.
• Campers are responsible for keeping their campsite clean, organized, and free of garbage or hazardous materials throughout the season.
• Seasonal Camping Memberships do not include winter trailer storage. All trailers must be removed from seasonal camping areas by the designated deadline or relocated to the approved winter storage area with a separate Winter Trailer Storage purchase.
• Campers are responsible for securing and insuring their trailers, vehicles, equipment, and personal belongings. To the extent permitted by law, Gopher Dunes is not responsible for theft, damage, loss, or weather-related incidents involving personal property.
• All campers and guests must follow Gopher Dunes camping and facility rules, as well as staff instructions. Failure to comply may result in additional fees or revocation of camping privileges without refund, subject to applicable law.

• Spectator Memberships are valid from Opening Day through Closing Day of the designated riding season. Opening and closing dates are weather-dependent and determined by Gopher Dunes.
• This membership covers general spectator admission to Gopher Dunes during regular operating days only. It does not include riding privileges, camping, or participation in any activities requiring additional fees.
• All members must check in at the Pro Shop upon entering the property and wear their designated wristband while on-site. Failure to do so may result in additional admission fees.
• Spectator Memberships do not include admission to certain special events, races, or competitions. Additional gate or admission fees may apply, including but not limited to the Pro National.
• All annual membership purchases are final and non-refundable, subject to applicable law.

• Golf Cart Memberships are valid from April 2027 through November 2027, subject to Gopher Dunes' seasonal opening and closing dates.
• Each golf cart permit is valid for ONE registered driver unless additional authorized drivers are specified on the membership form.
• All golf cart drivers must be at least 16 years of age and hold a valid driver's licence.
• All golf cart drivers must check in at the Pro Shop upon entering the property and before operating their golf cart. All golf carts must display a valid Gopher Dunes golf cart identification tag, and all authorized drivers must wear their designated golf cart wristband at all times while on the property.
• Failure to check in, display a valid golf cart tag, or wear the required wristband may result in a minimum $200 facility penalty and/or revocation of golf cart privileges, subject to applicable law.
• All golf carts must be parked at dark. Operating golf carts after dark is strictly prohibited, with no exceptions.
• Golf carts must be operated responsibly and at safe speeds at all times. Reckless driving, speeding, overloading, or operating a golf cart under the influence of alcohol or drugs is strictly prohibited.
• Golf carts must not carry more passengers than the manufacturer's designated seating capacity. All passengers must remain properly seated while the golf cart is moving.
• All seasonal golf cart membership purchases are final and non-refundable, subject to applicable law.
• All drivers must follow Gopher Dunes facility rules, posted signage, and staff instructions. Failure to comply may result in additional fees or immediate revocation of golf cart privileges without refund, subject to applicable law.

• Winter trailer storage is valid from November 2026 through April 2027 only. All trailers must be removed from the winter storage area before the start of the 2027 riding season, unless otherwise authorized by Gopher Dunes.
• All trailers must be parked in the designated winter storage area. Trailers are not permitted to remain in seasonal camping areas, fields, or other areas of the property during the storage period.
• This agreement is strictly for trailer storage. Overnight stays, living in, camping, or recreational use of trailers during the storage period is prohibited.
• All storage is outdoors and uncovered. Trailers will be exposed to snow, ice, rain, wind, and other weather conditions throughout the winter months.
• Storage fees must be paid in full before the trailer is placed in storage. All payments are final and non-refundable, subject to applicable law.
• Owners are responsible for properly winterizing, securing, and preparing their trailers for outdoor winter storage, including removing valuables and ensuring all doors, windows, and compartments are locked.
• Access to stored trailers during the winter storage period must be arranged and approved by Gopher Dunes in advance. Unauthorized access or use of trailers is prohibited.
• Trailer owners are responsible for maintaining adequate insurance coverage for their trailer and its contents. To the extent permitted by law, Gopher Dunes is not responsible for theft, loss, weather-related damage, vandalism, or other damage occurring during the storage period.
• All Gopher Dunes facility rules and policies must be followed. Storage privileges may be revoked without refund if any rules or policies are violated, subject to applicable law.
• Owners are responsible for removing their trailers by the designated removal deadline communicated by Gopher Dunes. Additional fees may apply to trailers left beyond the authorized storage period.

This Rental Agreement (the "Agreement") is entered into between Gopher Dunes Inc. (the "Landlord"), located at 4385 Hwy 59 S, Courtland, Ontario, N0J 1E0, and the undersigned tenant (the "Tenant"). Payment: annually.

1. Rental term & payment. The Tenant agrees to rent a storage unit at the above premises on an annual basis. All rental payments are due in full, in advance, for the entire year. Failure to pay rent in advance will constitute a breach of this Agreement, and access to the Unit will not be granted until payment is received in full.

2. Storage use & restrictions. The Unit shall be used exclusively for unheated storage of personal property. The Tenant shall not introduce or use any heating devices within the Unit. The following items are strictly prohibited: flammable or combustible materials (e.g., gasoline, propane, fuels); fertilizers, explosives, or hazardous substances; perishable goods or food items; live animals, plants, or biological matter; any items that may pose a nuisance, hazard, or danger to the Landlord, the premises, or other tenants.

3. Tenant risk & liability. The Tenant stores all personal property at their sole risk. The Landlord shall not be liable for loss, theft, or damage to property, regardless of cause, including fire, flood, theft, or negligence of others. The Tenant, on behalf of themselves and their insurer, waives any right of subrogation against the Landlord for such claims. The Tenant agrees to indemnify and hold harmless the Landlord from any claims, damages, or expenses arising from their acts, omissions, or use of the Unit.

4. Damages & misuse. No security deposit is required under this Agreement. However, the Tenant is fully responsible for any damage to the Unit caused by misuse, neglect, or violation of this Agreement. The Landlord reserves the right to charge the Tenant for all necessary repairs, cleaning, or associated costs.

5. Default & abandonment. If rent is in arrears for ten (10) days or more, or if the Tenant fails to vacate upon termination, the Landlord may deem the Unit abandoned along with all contents. After ten (10) days' written notice is given, the Landlord may retake possession of the Unit and dispose of or sell the contents to recover outstanding rent or costs.

6. Keys & access. The Tenant will be issued one (1) key to the Unit. One (1) duplicate key will remain with Gopher Dunes Inc. for administrative and safety purposes. If the Tenant loses their key, the lock will be cut and replaced at the cost of the tenant. The Landlord reserves the right to enter the Unit without prior notice if repairs or maintenance are required, a hazardous or unsafe condition exists, or a breach of this Agreement is suspected.

7. Entire agreement. This Agreement represents the entire understanding between the Landlord and Tenant. No verbal agreements or modifications will be binding unless in writing and signed by both parties.
